MOMENI Group develops landmark project TRINKAUS KARREE on Düsseldorf’s Königsallee

  • More than 50% of the Office Lease preleased to Hengeler Mueller law firm
  • Building permission granted by the City of Düsseldorf for the sustainable revitalisation of the existing building and additional floors 
  • Sustainable refurbishment with preservation of over 70 % of the existing building fabric 
  • General contractor commissioned, construction to begin shortly

(Düsseldorf, 9 January 2024) Following the receipt of planning permission, the conversion of the TRINKAUS KARREE into a modern, light-flooded and sustainable office and commercial complex in the heart of Düsseldorf's city centre (CBD) is imminent. The dismantling work is proceeding according to plan and will be completed in January. Subsequently, under the visionary designs of the recently Pritzker Prize-winning and globally acclaimed architect David Chipperfield, a landmark adhering to the highest ESG standards will take shape, offering contemporary office, retail, and gastronomy spaces.

Internationally renowned architecture in conjunction with the MOMENI Group's strict sustainability requirements

The MOMENI Group is building a high-quality office, retail and restaurant complex on the Königsallee 21-23 project site, on the corner of Trinkausstrasse and Heinrich-Heine-Allee, by 2026. This project is a full refurbishment with additional new buildings. An expansion of the space (addition of storeys and extensions) as well as a refurbishment and restructuring of the basement floors, including relocation of the underground car park entrance from Königsallee to Heinrich-Heine-Allee will be realised. In future, the project will have approx. 38,000 m² (gross floor area) of office, retail and restaurant space and will offer a private underground car park on a total of 4 basement levels, with storage areas, approx. 200 car parking spaces, of which approx. 40% are equipped with e-charging stations, and a separate bicycle room for storing up to 250 bicycles.

As with all MOMENI developments currently being realised, the TRINKAUS KARREE also focuses on sustainability and smart building. This includes the extensive preservation and reuse of the existing building fabric as well as the full-surface greening of the roof areas and technical panelling. Another important and sustainable component is the recycling and reuse of the existing natural stone façade. All of the granite slabs from the existing façade are to be reused as aggregate in the prefabricated parts of the future building envelope. For the first time, the "CEM X concrete" from the company "alcemy", which is significantly CO2-reduced compared to conventional concrete, will also be used.Only native tree species and plants will be used for the greenery, especially for the newly created terraces.

LEED-Gold pre-certification and WiredScore Platinum certification have already been obtained prior to the start of construction.  

General contractor as partner for realisation

At the turn of the year, a consortium of the experienced construction companies Hans Lamers Bau GmbH, Florack Bauunternehmung GmbH and Friedrich Wassermann Bauunternehmung für Hoch- & Tiefbauten GmbH & Co. KG (together the "Trinkaus Karree consortium") was commissioned.

Letting of first-class office, retail and restaurant space in prime Düsseldorf city centre location

Already in January 2023, a rental agreement for around 50% of the office space was concluded with the internationally renowned law firm Hengeler Mueller. Initial talks are currently being held with other prospective tenants for the remaining almost 9,500 m² of office space.

MOMENI Group with a strong presence and history in Düsseldorf

The TRINKAUS KARREE project at Königsallee 21-23 builds on MOMENI's long development history in Düsseldorf. In recent years, the MOMENI Group has already realised many very successful developments in Düsseldorf's banking district and on Kennedydamm, as well as the revitalisation of the Dreischeibenhaus.
